Investors Prime Fund invests in senior secured first deed of trust mortgages, including a recorded assignment of property rents, on California commercial income properties.
The Fund's average note investment is typically 60% or less of the appraised value of the collateral security, or conversely, the Fund's notes are secured at a ratio of almost 2:1 with collateral from income-generating property. The Fund makes no note investments on residential properties (unless they are investment rentals), construction projects, or unimproved land. The Fund's collateral security is designed to provide investors protection against decreases in property value due to market factors or other considerations.
